The pre-bid conference for the replacement of the
MEB roof was held on 7/17 and representatives from
20 contractors participated. An addendum to the bid
has been issued and the bid opening is still
scheduled for 7/24.
We have been told that the formal recommendations
from FEMA on the proposal to make permanent repairs
to the Lions/LSU Clinic Building should be completed
any day. This proposal will elevate the Cohn
Learning Center to the 6th floor and elevate
critical mechanical, electrical and plumbing
equipment to the 2nd floor to insure that damage
would be minimal should we experience another flood
event at some time in the future. Once the
recommendations are written, they will go through a
number of reviews within FEMA before they are
finally approved and funds are obligated. We are
working closely with FEMA to help expedite the
review processes in any way possible.
We have previously forwarded a joint conceptual
Section 406 Hazard Mitigation proposal for the CSRB
& MEB. Individual concepts for the Allied
Health/Nursing Building, the Residence Hall and the
Resource Center have also been sent. We hope to
begin meeting with key representatives of FEMA and
GOHSEP to begin the reviews of these concepts in the
near future. If the concepts are deemed to be
acceptable and the initial cost estimates appear to
indicate that the proposals are cost effective, the
architects and engineers will develop formal design
and development proposals with detailed costs. These
will then be submitted and will form the basis for
the formal review and final approval by FEMA.
The final environmental remediation and duct
cleaning at the Dental School is substantially
complete. There are only a small number of air
handling units that have not been cleared to be
turned back on. The Central Sterilization project is
proceeding on schedule. The replacement of the
ceiling grid and tile in the Clinic and
Administration Buildings is nearing completion. Work
on the repairs to the exterior parking lot lighting
and parking lot controls is on schedule. A change
order to complete some additional temporary repair
work on the 1st floor of the Clinic Building has
recently been prepared and approved. The architects
are projecting to have their initial design concept
for the 406 Hazard Mitigation and permanent repairs
ready for LSUHSC and Facility Planning to review by
early August.
Temporary repairs continue to be made at 1542 Tulane
Ave. The final stages of work to restore power to
the remaining portions of the building are nearing
completion. Building outages occurred at the end of
this week to facilitate this work. The temporary
emergency generator is on site and a change order
has been proposed for the construction of a
foundation on which it cab be mounted. The air
compressor system that is required by the building
system controls is being replaced. One elevator has
been repaired and can be certified for normal use
now that the emergency telephone lines are
connected. Repairs are moving quickly on a 2nd
elevator.
Improvements to the primary Student Parking Lots on
the downtown campus are moving forward. Both Student
Lot #2 and #3 have been paved with asphalt;
replacing the old gravel surfaces. Lot #3 has been
striped and the concrete bumpers have been
installed. New sidewalks have been poured along the
side of Lot #2, and in front of both lots. A seating
area has been added to Lot #2 and will be landscaped
in the future.
Here are highlights of work that has been
accomplished since our last update was posted two
weeks ago.
Project to Make Temporary Repairs to the Dental
School:

- The project to upgrade the network infrastructure continues to progress.
- The new network cable continues to be installed.
- New cables have been run throughout the Administration Building.
- Crews have been terminating the new cables throughout the building.
- The final testing of the new network cables on the 2nd, 6th and 7th floors of
the Clinic Building has been successfully concluded. The testing on the other
floors is substantially complete.
- The terminations of the new cable are nearly complete on all other floors in
the Clinic Building.
- Boe-tel has begun installing the temporary drops for the functions planned for
the 1st floor in the Clinic Building.
- The installation of the cable trays is progressing and nearing completion.
- The cable trays on part of the 2nd floor of the Administration Building were
raised to accommodate the installation of the new lighting fixtures and the
ceiling tiles.
- The construction of new network/telecom closets is well underway.
- The entry wall to the 4th floor network/telecom closet was removed and the
framing for the new wall and door has begun.
- The construction of the 2nd floor network/telecom closet has begun in the
Administration Building.
- Progress continues on the construction of the 3rd floor Administration
Building closet.
- The testing of the network/telecom closets on the 3rd through the 7th floors
of the Clinic Building has been completed.
- Testing in the network closets on the 2nd and 3rd floors of the Administration
Building has begun.
- The contract to replace the ceiling tiles and grid in the Clinic and
Administration Building is well underway and nearing completion.
- Clinic Building:
- The installation of the new ceiling grid continued on the 7th and 8th floors
of the Clinic Building. This work is substantially complete.
- Fire sprinklers have been repositioned as the grid has been installed.
- Ceiling tile installation on the 2nd through the 8th floors is substantially
complete. Only a portion of the 8th floor remains to be done.
- The 2nd, 3rd and 4th floors of the Clinic Building are ready for final
inspection.
- Landis has a crew working on the floors of the Clinic Building cleaning up
after the completion of the ceiling tile installation.
- The installation of any remaining light fixtures, diffusers, and the sprinkler
heads continued and is substantially complete.
- The linear diffusers on the 5th floor have been framed up, drywalled and
painted.
- Administration Building:
- Ceiling grid has been installed throughout the 2nd, 3rd and 4th floors of the
Administration Building.
- Ceiling tiles are being installed throughout the 2nd floor.
- The installation of the light fixtures on the 3rd and 4th floors and in the
Library is progressing. Work in the Library is nearing completion.
- The contract to restore the Central Sterilization function in the 3rd floor
location in the Clinic Building space is in place and the work is well underway.
- The walls have been laid out and the old floor penetrations have been leveled
prior to the walls being erected.
- All of the walls for the Central Sterilization unit have been framed and the
sheetrock is being installed.
- The sheetrock installation has paused to all the door frames to be installed.
- The contractor is also running the new water pipe and the additional HVAC
needed for the space.
- The repairs to the exterior site lighting and the electrical work necessary to
power the parking lot controls are continuing. The work is progressing on
schedule.
- The replacement doors and frames needed for the 1st floors of the two
buildings have been delivered and the installation work is nearing completion.
- Door hardware is scheduled to be delivered next week. This will complete this
project.
- New carpet has been installed in portions of the Clinic Building, replacing
old and damaged carpet that was removed and discarded.
- Carpet installation on the 2nd, 3rd, 4th, 5th, and 6th floors of the Clinic
Building has been completed.
- Only the rooms where ceiling tile installation is not yet completed remain.
- A change order proposal to replace a number of HVAC inline dampers in the
buildings has been received and approved.
- LSUHSC had a limited number of dampers on site and work has begun to install
those devices.
- The rest of the dampers are on order.
- A change order proposal to make repairs to the compressed air line running
through the utility tunnel from the Power Plant to the Clinic Building has been
received and approved.
- Work is underway on these repairs.
- The removal of demolition debris from the 4th floor Administration Lecture
Halls A & B is complete.
- The demolition of the AV booth in the 4th floor Auditorium C is substantially
complete.
- Representatives of a testing company arrived on site to survey the roofs of
the Clinic and Administration Buildings for the presence of moisture in the
substrate. Test results are expected shortly.
- The architects are completing their work on the specifications and bid
documents for the replacement of the roofs on both buildings.
- Schindler Elevator has been working on completing repairs to the three
passenger elevators in the Administration Building.
- Both of the sections of the new cooling tower were lifted onto the roof of the
Power Plant and set on the prepared steel structure.
- The intallation of the new cooling towers has begun. New connections are being
prepared so that the transition to the new towers can be accomplished with a
minimum of downtime.
- The installation of the new cooling tower work continues with a shutdown of
the system this evening. This will allow the contractor to pipe the new cooling
tower into the condenser water system and complete all of the electrical and
control work.
- Painters are working in the reading rooms in the Library where acoustic walls
were removed.
- Landis is cleaning the restrooms on the 1st through the 4th floors of the
Clinic Building.
- Zimmer is cleaning the restrooms on the 5th through the 8th floors.
- The work to replace the fire brick in the incinerator is in progress.
- Work on the Change Order to create temporary work spaces for Supply Chain
Management, Facility Services and Central Supply on the 1st floor of the Clinic
Building has begun.
- Materials are being staged.
- Electricians were on site and started work,
Project to Make Temporary Repairs to 1542 Tulane Ave.:
- Arc Mechanical installed a filter on the auxiliary air compressor #2 and
connected some piping to the main air compressor.
- They also installed a new solenoid valve on the existing surge tank.
- Arc Mechanical is fabricating and installing new pipe on the discharge side of
the condensate receiver.
- Ordes Electrical scheduled a two day power outage for the building on 7/19 and
7/20.
- This allowed them to complete the connections to the 4th floor switchgear and
energize it.
- Entergy disconnected the power to the building on 7/19/07.
- Square D is connected the buss bar for the new high-voltage gear to the
existing switch gear.
- The new high-voltage gear will provide power to 4th floor riser #2 and panel
PL-4 in the basement's transformer vault.
- Power was restored to the building by Entergy at about 11:35 AM.
- Ordes connected panel PL-4 and is terminating wires in sub-panels PLL-6 &
PLL7.
- In addition, Ordes installed a Current Transformer Meter (CT Meter) for panel
PL-4.
- Siemens is making repairs to the building fire alarm system.
- They have removed the damaged fire panel in preparation for its replacement.
- Stratos Elevator is working on repairs to the building elevators.
- The new elevator cab for Elevator #2 was received and the old cab dismantled.
- The exterior door hardware on Elevator #2 is being replaced.
- The emergency telephone line has been connected to Elevator #3.
- Ordes is installing conduit to provide electrical power to the security
station in the parking lot.
- Ordes pulled wiring from panel PLL-8 to the disconnect box that will supply
power to the guard station once the wiring is completed.
- They removed the brick pavers in order to route the conduit underneath the
driveway and re-installed the pavers once the conduit had been run.
- Ordes cut the asphalt in the L & M lot to clear a path for the installation of
the remaining conduit and electrical wire to the guard station.
- Ordes is running new conduit and wiring for the new main air compressor in the
basement.
- Arc Mechanical continued to fabricate pipe for the hot water heater
connections.
- Bell Roofing is on site setting up for the removal of the shed on the 9th
floor roof. The actual removal is scheduled for Sunday, 7/22/07.
Downtown Campus Landscaping Project:
- The crews have completed the sod installation at the Lions/LSU Clinic and most
of the CSRB loading dock area.
- The installation of sod around the CSRB and the Lions/LSU Clinic is complete.
- The installation of plants in the large plant bed on the Gravier St. side of
the Lions/LSU Clinic is progressing.
- The last of the sod was placed in front of the Residence Hall where the
backflow preventer was installed.
- Plants were installed in the last two beds on the Gravier St. side of the
Lions/LSU Clinic Building and the beds mulched.
- The grates were installed on the channel drains along the walks near the base
of the building.
- This completes all work on the Gravier side of Lions Eye.
- Plants were installed in the remaining beds along the service drive side of
Lions/LSU Clinic Building and the beds were mulched.
- Crews installed the plants in the last bed around the CSRB.
- They also mulched the last large plant bed at Lions/LSU Clinic Building.
- All of the new grass was mowed for the first time today.
- Crews also cleaned up the dirt piles that remained from the installation of
sleeves in the front of the Resource Center and refreshed the mulch in those
beds.
- Crews finished the planting and mulching along the Lions/LSU Clinic Building
on the CSRB side.
- They started removing the gravel on the Bolivar St. side of the Allied
Health/Nursing Building in preparation for planting Algerian Ivy.
- The lay out for the irrigation system main line was begun on the S. Roman St.
side of the Allied Health/Nursing Building and the MEB.
- Crews continued adding mulch to completed plant beds as needed.
- All of the gravel has been removed from the Bolivar St. side of the Allied
Health/Nursing Building.
- Crews marked out the routing for the irrigation main supply line and the
location of some of the valves on the S. Roman St. side of the Allied
Health/Nursing Building and the MEB.
MEB Cafeteria Project:
- The grinding of the new terrazzo floor continues during evening hours.
- The installation of the new linear diffusers is well underway.
- Sprinkler pipe has been delivered to the site and installation of new
sprinkler heads to accommodate the new ceiling design can begin.
- The contractor continues the process of grinding the new terrazzo flooring
during evening hours.
- The ceiling grid has been extended and connected to the custom curved grid
pieces that have been installed on the walls.
- The sub-floor is being installed on the raised section of the cafeteria floor.
- Some of the walls that have been dry walled have had the joints taped and the
1st coat of drywall compound applied.
MEB Atrium:
- The atrium has recently been painted in a new color scheme that accentuates
and compliments the new ceiling design and furniture that has been installed.
Student Parking Lot Re-Surfacing:
- Student Lot #2:
- The 1st and 2nd layer of asphalt have been applied to the parking lot surface.
- The excavation for the new sidewalks on the S. Prieur St. and Gravier St.
sides of the lot was completed. Concrete forms were installed and the concrete
was poured.
- The contractor excavated and framed up the concrete forms for the sidewalks,
street curbs (ADA-compliant) and the sitting area located in the corner of
Student Lot #2 at the intersection of Bolivar St. and S. Perdido St. The
concrete has been poured.
- The contractor backfilled the grade around the new sitting area in Lot #2 and
patched the asphalt along the curb and the corner on Perdido Street.
- Student Lot #3:
- The contractor has installed new vinyl coated chain link fencing along S. Prieur Street.
- All of the concrete wheel-stops have been installed and the striping is
completed.
- The contractor has constructed the concrete forms for the new street curbs.
- The demolition of the old island for the gate controls is completed and the
new concrete forms have been constructed.
- The contractor backfilled the grade between the parking lot and the street
along Perdido St.
- The new sidewalk w/ADA ramp inserts was also poured adjacent to the driveway.
- The contractor backfilled the grade between the lot and the street along Perdido St.
- The contractor poured the new island and backfilled the grade on the corner of Perdido & Bertrand Street.
- The contractor patched the asphalt along the curb and the corner on Perdido
Street.
MEB Roof Replacement:
- The bid for the permanent roof replacement was advertised on 7/12/07.
- The pre-bid conference was held on 7/17/07. Representatives from twenty
contractors were present.
- An addendum to the bid specifications has been issued.
- Bid are due to open on 7/24/07.
